O&S was sought to design a new manufacturing building in Astoria, Queens. We provided Architectural, Structural, MEP and Energy Code Compliance services for the design of a new 4-story garment manufacturing facility. The design included textile and garment fabrication areas, mechanical and utility spaces, offices, parking, a rear yard roof terrace and an occupied rooftop with solar canopies. The rear terrace and roof top were intended to facilitate break and recreation areas for employees to enjoy during the workday.

O&S achieved NYC Department of Buildings 2020 Energy Code approval for the building’s envelope including windows and roof, mechanical system and the lighting system. O&S also obtained approval for the Local Law 92/94 Sustainable Solar and Green roofing zone component by designing the parameters for (2) solar canopies that together generate 44.280 KW of power generation while complying with NYC Building Code and NYC Fire Code.
