Atlantic Health System (AHS) is one of the largest non-profit health care networks in New Jersey. O&S has provided structural, architectural, and MEP projects to various AHS campuses including the Morristown Medical Center, Overlook Medical Center, the South Street Buildings (435, 465, & 475), and 101 Madison Avenue Outpatient Building.
Morristown Medical Center (99 Madison Avenue, Morristown, NJ)
O&S designed the structural restoration and waterproofing programs for each of the property’s three parking garage structures (Visitor’s Garage, JCPL Garage, & Women’s Association Garage) over the last 10+ years. O&S performed the condition assessment, design, bidding, and construction administration for each, which has been done 3-4 times. The scope of work included concrete repairs, steel repairs, pedestrian stair replacement, emergency repair work, sealant and waterproofing replacement, etc. Each parking garage remained occupied and in use for the full duration of the projects. The total construction value for the combined projects performed is approximately $1,250,000.
Overlook Medical Center (99 Beauvoir Avenue, Summit, NJ)
O&S designed the structural restoration and waterproofing programs for each of the property’s four parking garage structures (West Garage, East Garage, H-Garage, & Physician’s Garage). O&S performed the condition assessment for each garage, and the design, bidding, and construction administration for the Physician’s, West, and H Garages. The scope of work included concrete repairs, steel repairs/ replacement, pedestrian stair repairs, sealant and waterproofing replacement, etc. O&S also assisted with emergency repairs in both the H-Garage and the West Garage. Each parking garage remained occupied and in use for the full duration of the projects. The total construction value for the combined projects performed is approximately $550,000.
O&S also designed and oversaw emergency exterior façade repairs on the primary medical center building. The repairs consisted of brick masonry replacement, shelf angle and lintel replacement, parapet wall reconstruction, new sealants and waterproofing, etc. The emergency repairs were positioned over the loading dock and rear entrance areas, which required unique protection to maintain use. The total construction value for the emergency repairs is approximately $250,000.
South Street Buildings (435, 465, & 475 South Street, Morristown, NJ)
O&S performed a comprehensive due diligence assessment of the Mechanical, Electrical, Plumbing, and Fire Protection systems at each of the three AHS buildings located on South Street. Ownership desired to understand the probable construction costs of upcoming projects over the next 10 years. O&S divided the projects and the costs into the short term (1-2 Years), near term (3-5 years) and long term (5-10 years) periods for each building. The total construction value over the next 10 years is approximately $4.5 Million Dollars.
O&S also performed an assessment of the property’s ±24-acre site. The condition assessment included reviewing the condition of the asphalt paving, concrete curbs and sidewalks, layout and traffic patterns, drainage, and site lighting. Following the condition assessment, O&S assisted the owner in designing and overseeing the reconfiguration of the site to provide pedestrian access between the 465 and 475 buildings. The scope including concrete sidewalk installation, new exterior concrete stairs and railings, line striping, and signage.
Lastly, the basement level of the 475 South Street building has a long history of significant flooding. The water infiltration shuts down the office and daycare spaces while the areas are repaired and cleaned. O&S assisted the owner and a contractor in developing alternatives for troubleshooting the water infiltration issues. Our recommendations included reconfiguring the exterior walkway, upgrading the site drainage system, etc.

O&S performed the condition assessment, design, bidding, and construction administration. The scope of work included concrete repairs, steel repairs, sealant and waterproofing replacement, etc. The parking garage remained occupied and in use for the full duration of the project. The total construction value for the project is approximately $225,000.
