2601 Parkway hired O&S to address issues with their Ventilation systems. The property consists of three high rise mixed-use development buildings originally constructed in 1940 as apartments with groundfloor commercial/retail space. In 2004, the property was converted to 497 residential units. Each Tower had a rooftop unit that provided makeup air with 100% outdoor air that was conditioned with electric heat and DX cooling. The units were not utilized primarily due to the high operating costs. By not operating the rooftop units, the corridors are not receiving ventilation air which is a violation of the mechanical building code, caused negative building pressure, and resulted in smells in the corridors that permeated apartments. O&S developed a ventilation program that provided new make-up air units with natural gas heat and with options for energy recovery systems. O&S provided four options to the Owner with various energy savings opportunities. Ultimately, the Owner selected a program with an approximate three-year payback based on expected energy savings.
