We can help you identify and resolve weather-tightness and energy-efficiency issues by inspecting and repairing your building’s façade, roof, foundation, fenestrations and glazing. O&S will provide expert analysis in the assessment and design of all exterior envelope systems for commercial, industrial and high-rise residential buildings. Accordingly, O&S Associates has several New York City Department of Buildings (NYCDOB) Qualified Exterior Wall Inspectors (QEWI) on staff and has filed approximately 500 Façade Inspection Safety Program (FISP) reports in the last two cycles. The FISP reports are required to be filed for all buildings over 6.5 stories high every five years in a staggered cycle. Thus, we are experienced in every type of building and wall system, whether historic, contemporary, solid masonry, cavity wall, stone, precast, curtain wall, metal panel, EIFS or a combination; we can help you.

Since 1996, O&S has been conducting up-close façade inspections for public and private entities. We perform this service from swing stage scaffolding, boom lifts, and rope access to examine all exterior wall and façade components.

Licensed Drone Operators

Several of our personnel are licensed to operate drones in order to perform building Exterior Envelope assessments in several states. Drones provide high-resolution images and video of building façades with various angles and heights at up-close conditions. Drone inspections allow more thorough and accurate assessments of buildings. They can identify cracks, water infiltration, spalling, envelope problems etc. on buildings/areas that don’t allow for scaffolding or rope access.

Industrial Rope Access/SPRAT

<p><p&gt;<p><p&gt;<p&gt;<p&gt;<p&gt;<p&gt;O&S has highly trained SPRAT-certified Engineers who can utilize rope access for structural inspections and non-destructive examination to solve vertical access problems in a safe, efficient, and cost effective manner.

Industrial rope access allows O&S to provide comprehensive, hands-on façade inspections and assessments at a fraction of the access costs using swing scaffolding or aerial lifts for high- and mid-rise buildings. Additionally, rope access allows for greater efficiency and flexibility in accessing a building’s façade and envelope problems in multiple locations versus traditional access methods which are typically limited to select locations and are time-consuming to install. It is also a great solution for buildings with sloped roof access, limited access to the roof, or buildings with limited surrounding site. If there are points to tie-off on the roof, rope access is a great option.
